- How
do I arrange an appointment?
Call
our office, at 503-288-RENT, to arrange an appointment.
Appointments are scheduled between 9AM and 4PM Monday
through Saturday, and are scheduled on a first-come basis.
- How
much does it cost to move in?
Required
for each applicant or Co-Signer who is at least 18 years of age.
Also required for any person 16 years of age if not living
with a parent or guardian. The
Screening Fee is due upon submission of your Application for
Rental. Acceptable
forms of payment: Cash, Money Order, or Cashiers Check. Personal
checks will NOT be accepted.
Required
within 24 hours of approval of your application.
This nonrefundable fee secures the apartment in your name
for up to 14 days.
If the Move-In Fee is not paid within 24 hours, you
application will be considered cancelled and the apartment will be
put back on the market. If
the Move-In Fee is waived, you will still be required to pay the
equivalent of the Move-In Fee within 24 hours, and this payment
will be credited towards your first month’s rent. Acceptable
forms of payment: Money Order or Cashiers Check ONLY.

After your application has been reviewed, the amount of
your Security Deposit will be determined.
*The Deposit will be a minimum of $400 for most apartments,
though some properties do require a higher base Security Deposit.
For any pets moving into your apartment, an additional $150
per pet will be required.
Certain properties do not allow pets, and even when
accepted, breed and size restrictions do apply.

Check ONLY.
Required,
in full, at move in.
If you move in any day other than the first of the month,
you will be required to pay a full month’s rent on the day of
your move in.
The second month’s rent payment will be prorated to
reflect the number of days you have lived in the apartment during
the first, partial month.
Once you are an established resident, you will be permitted
to make rent payments in the form of a personal check.

- When
can I apply for an apartment?
Applications
are accepted on a first-come first-served basis.
To consider an application complete, you must submit the Application
for Rental, Screening Fee, a copy of your government-issued Photo
ID and your 2 most recent pay stubs.
We
begin accepting applications at 8am on the day that the apartment
becomes available.
Early applications will be returned to the applicant.
We do not accept backup applications and do not utilize
waiting lists; only one application is processed at a time.

do I apply for an apartment?
- Select the
apartment you want to rent
- Complete the Application
for Rental and pay the Screening Fee (payable in guaranteed
funds only; personal checks are not accepted)
- Email, fax or
drop-off copies of your government-issued Photo ID and
copies of 2 most recent pay stubs
- It generally takes
2 to 3 business days for us to complete the screening
process.
Once your application has been approved, you will be
required to pay the non-refundable Move-In Fee within
24-hours (payable in guaranteed funds only)
- How
do I apply if I’m out-of-state?
For
applicants living out of the area, you would be required to
complete the following steps:
- Complete
and submit the application on our website.
- Purchase
a Money Order for the $40 Screening Fee.
Money Orders should be payable to Capital Property
Management Services Inc.
- Make
copies of your government-issued Photo ID and 2 most
recent pay stubs (or a bank statement for verification of
your assets).
- Overnight
the Screening Fee, pay stubs and Photo ID to our office at
1539 NW 19th Avenue, Portland OR 97209.
- Fax
a copy of the Money Order and the receipt for the
overnight service to our office at 503-493-4703.
When we receive the online application and fax, we
will take the apartment off the market and hold it
in your name for the duration of the screening process.
*Please
note, applications will not be accepted until the day that the
apartment becomes available.
Early applications will be returned to the applicant.
It
takes 2-3 business days to complete the screening process.
Within 24 hours of approval, you will be required to
overnight the Move-In Fee to our office.
- What
would be cause for denial of an application?
- Incomplete, inaccurate or falsified information
- Any applicant
convicted of a felony within the last 7 years
- Any applicant with
an eviction on record within the last 7 years
- Open bankruptcy
- Negative rental
history or outstanding property debt
- Negative
credit
- We
reserve the right to deny any application for any reason
- Are
there employment or income requirements?
Monthly
household income should equal 2.5 times the stated monthly rent.
If an applicant does not have a verifiable source of
income or the income level is too low, we may request one or all
of the following: a qualified Co-Signer, an increased Security
Deposit, or qualified roommate.
- What
if I have no rental history?
A
Co-Signer will be required. The Co-Signer must also submit an
Application for Rental, Screening Fee, Photo ID and 2 most
recent pay stubs.
When an applicant is approved with a Co-Signer, the
Security Deposit will be equivalent to a full month of rent.
- Will
you rent to me if I have filed for bankruptcy?
A
Co-Signer will be required for anyone who has filed for
bankruptcy within the past 7 years. The Co-Signer must also
submit an Application for Rental, Screening Fee, Photo ID and 2
most recent pay stubs.
When an applicant is approved with a Co-Signer, the
Security Deposit will be equivalent to a full month of rent.
- Will
you rent to me if I have been evicted?
Evictions
within the past 7 years are grounds for denial.
- How
long do I have to move in after my application has been
approved?
The
non-refundable Move-In Fee must be paid within 24-hours of
getting approved for any apartment.
The Move-In Fee will hold the apartment for up to 14
days, after which the Security Deposit must be paid in full and
rent payments will begin.
- Do
you accept Section 8 vouchers?
Section
8 is accepted at some, but not all, of our properties.
Feel free to contact our Leasing Department for detailed
information.
- What
if I cannot pay all move-in costs up front?
We
will not relinquish keys to anyone unless all fees have been
paid.
